Why RH4 is the dampest postcode in our radius
The short answer: RH4 (Dorking town and Westcott) sits at the bottom of the Mole Gap with the North Downs chalk scarp to the north and the Greensand ridge to the south[2][3]. Met Office Wisley rainfall is the same 648 mm/yr as the rest of the patch[1] — but the Mole Valley topographic sheltering reduces wind speeds, slows evaporation and traps cold-air drainage overnight. Result: surface-drying times extend 3–5 weeks/year beyond what Wisley headline rainfall predicts. Re-clean cadence on most RH4 surfaces tightens to 10–15 months, the worst on our 20-mile radius. RH4 substrate within the Mole Gap
BGS lithostratigraphy[2][3] places the chalk dip-slope under Box Hill and Mickleham to the north (RH5 fringe), Lower Greensand Hythe Formation under Westcott to the south-west, and Mole flood-plain alluvium under the town centre. Three substrates within RH4; one microclimate effect.
Standard RH4 protocol
Annual Lithofin Algex[5] spring biocide is the manufacturer cadence; twice-annual recommended on tree-shaded properties. UKSRG/HSE PTV ≥36 slip threshold[6] crosses earlier than headline rainfall suggests — the microclimate keeps surfaces wet enough that the biocide cycle dominates the re-clean planning. Marshalls medium-pressure technique[4] applies on block paving; soft-wash on Indian sandstone and York stone.
The Surrey Hills AONB canopy effect
Dorking is bracketed by the Surrey Hills AONB to the north (Box Hill), west and south. Ancient woodland cover across the Mole Gap means a far higher proportion of RH4 driveways and patios sit under tree canopy than the typical RH1 / RH2 estate. Tree canopy compounds the Mole Valley sheltering effect — less direct sunlight reaches surfaces, biofilm regrowth interval shortens, and PTV[6] drops below threshold 3–5 weeks earlier in autumn. We see this most clearly on the climbs from Westcott up to Coldharbour and on properties on north-facing aspects through the Holmwoods.
RH4 mistakes that void warranties
- High-pressure jetting on York stone or Indian sandstone in the Box Hill / Westcott gardens. Soft sandstones pit under jets exceeding the Marshalls[4] medium-pressure protocol. Always soft-wash with biocide first.
- Sealing patio stone in autumn in the Mole Valley. Humidity + cold-air drainage = trapped moisture under polymer film. Result: blistering, spalling. Seal only in dry early-summer windows.
- Skipping the spring Lithofin Algex biocide. In RH4 the microclimate amplifies the consequence of skipping a year — hitting PTV slip threshold by autumn rather than the following spring.
Mole Valley District Council planning
Critical distinction: RH4 is under Mole Valley District Council[7], not RBBC. SUDS policies apply to replacement front-garden paving >5 m² draining to highway. Conservation-area properties around Dene Street, West Street and the High Street need consent on material changes. Routine cleaning is unaffected.
What we actually do on an RH4 job
- Identify Mole Valley microclimate factors — tree-canopy density, north-facing aspect.
- Pre-treat with biocide — Lithofin Algex; 24–48 hr dwell, longer on shaded surfaces.
- Soft-wash or surface-clean — soft-wash on York stone, Indian sandstone and lime mortar; medium pressure on block paving (30°, ≥200 mm, no turbo).
- Re-sand kiln-dried sand on block paving.
- Recommend twice-annual biocide on shaded properties.
- Walk again with the customer — reshoot anything not right. If the result isn’t right, we redo it free.

RH4 covers Dorking town centre and Westcott, bordering RH5 (Box Hill, Holmwood, Mickleham) and RH3 (Betchworth, Brockham). Twelve miles west of our Redhill base, in the bottom of the Mole Valley. RH4 housing is mixed: Georgian and Victorian conservation-area property in the town centre, 1930s semis along Westcott Road, larger detached and rural homes through the Holmwoods and out to Box Hill.
