How soft washing works

Four steps. The biocide does the cleaning, not the water.

Protect

Plants and lawn wetted thoroughly. Delicate borders sheeted. Windows and doors checked for sealing.

Apply biocide

Low-pressure soft-wash solution applied to the surface. Penetrates algae, lichen and mould spores.

Dwell

15–30 minutes for the biocide to kill at root level. This is the bit that gives 2–4 year results.

Rinse

Low-pressure rinse from top down. Garden checked, surrounding areas rinsed. Surface returns to original colour.

When you need soft wash, not pressure wash

Some surfaces just don’t take pressure. Render strips. Roof tiles lose their factory coating. UPVC cladding bruises. The right tool for those jobs is a low-pressure spray plus a specialist biocide that kills the algae and lichen at root level. The water is the rinse, not the cleaning agent. That’s why soft wash gives you 2–4 years of results where pressure wash gives you 6 months.

The texture is exactly where lichen loves to grow. Biocide gets right into the dimples in a way pressure can’t.

What’s the difference between soft washing and pressure washing?

Pressure wash uses high pressure to blast dirt off. Soft wash uses low pressure plus a biocide that kills algae and lichen at root level. Soft wash is the right method for render, roof tiles, cladding and any surface where pressure would cause damage.

How much does soft washing cost?

£5–£12 per m². Typical house front £200–£500. Whole property £400–£1,200. Free quote, no obligation.

Is soft washing safe for all surfaces?

Yes — K-Rend, silicone render, painted render, UPVC and timber cladding, brick, natural stone, roof tiles, slate. The low pressure can’t damage the surface.

How long do soft washing results last?

2–4 years on most surfaces because the biocide kills at root level. Pressure wash alone gives you 6–12 months because it only removes what you can see.

Will soft washing damage my plants?

No — provided we prep properly. Plants get wetted thoroughly before, sheeted if delicate, and the garden gets a final rinse-down after.
